Booking Terms & Conditions – Abode Retreats

Please read these Terms & Conditions carefully before staying with us.
By placing a booking with Abode Retreats (“we”, “us”, “our”), you (“the Guest”, “you”, “your”) agree to comply with and be bound by the following terms.

These terms form a contract between the Guest and the Property Owner (with Abode Retreats acting as their agent).

1. Booking

  • Bookings can be made through our online reservation system or by contacting us directly via email or phone.

  • The person making the booking (“the Lead Guest”) must be over 18 years old and is responsible for all guests named in the booking.

  • The Lead Guest must be present for the duration of the stay and cannot transfer the booking to another party without written consent.

  • You must notify us in writing if the number of guests or pets differs from what was originally booked.

2. Payment

  • A direct booking through our site has a 10% deposit of the total booking cost is required at the time of booking.

  • Bookings are confirmed only once the deposit has cleared and a Booking Confirmation email has been issued.

  • The remaining balance must be paid 30 days before arrival.

  • Bookings made within 30 days of arrival require full payment at the time of booking.

  • Failure to pay the balance by the due date may result in cancellation and forfeiture of your deposit.

  • If a booking is cancelled for non-payment, we will attempt to re-let the property; if unsuccessful, you remain liable for half the balance.

3. Use of the Property

  • Check-in is from 4:00 PM on the day of arrival. Check-out is by 10:00 AM on the day of departure.

  • Early check-in or late check-out may be arranged in advance, subject to availability and additional fees.

  • Only the guests listed on the booking confirmation are permitted to stay.

  • The property must not be used for parties, commercial purposes, or events without prior consent.

  • Stag or hen parties, and unaccompanied teenagers and children, are strictly prohibited.

  • All properties are non-smoking and non-vaping.

  • All electrical appliances brought into the property must be safe and in good working order.

  • The Owner reserves the right to terminate a stay without refund if:

    • The number of occupants exceeds the booking.

    • There is unreasonable behaviour or damage to the property.

    • Neighbours are disturbed or complaints are received.

This booking grants you the right to occupy the property for the agreed holiday period only and does not create a tenancy or right to remain after your booking ends.

4. What’s Included

  • Utilities (electricity, gas, water, and oil where applicable) are included in the rental price.

  • Bed linen and towels are provided for the number of booked guests (please bring your own beach towels).

  • Where a travel cot is provided, guests must supply their own baby bedding and linen.

  • Fuel for fires or stoves is not provided unless stated.

5. Wi-Fi & Utilities

  • Wi-Fi is available at most properties but speed cannot be guaranteed.

  • Internet and mobile reception in rural areas can be unreliable and should not be relied upon for work use.

  • You are responsible for any additional costs incurred through excessive data usage.

  • We will assist with technical issues where possible but cannot guarantee uninterrupted service.

6. Parking

  • Parking arrangements are provided as stated in the property listing.

  • Guests park entirely at their own risk.

  • Abode Retreats and the Property Owner accept no liability for:

    • Loss, theft, or damage to vehicles or contents.

    • Fines or penalties incurred from illegal or incorrect parking.

  • Vehicles must not block access for neighbours, pedestrians, or emergency services.

7. Pets

  • Pets are permitted only in properties that explicitly allow them and must be confirmed at the time of booking.

  • All pets must be:

    • In good health, wormed, and flea-treated within four weeks of arrival.

    • Over 10 months old and fully house-trained.

  • Guests must bring their own pet bedding, towels, and protective covers.

  • Pets must not:

    • Be left unattended at any time.

    • Go on furniture or beds.

    • Cause noise disturbance to neighbours.

  • Guests are responsible for cleaning up after their pets and removing all signs of pet occupation before departure.

  • Additional cleaning fees will apply if extra cleaning is required.

  • Pet-friendly gardens are not guaranteed to be escape-proof; pets should be supervised at all times.

  • We cannot guarantee that properties have never housed animals, even those listed as non-pet properties.

8. Cleaning, Damage & Lost Property

  • Guests are expected to leave the property in a clean and tidy condition.

  • You are responsible for any damage, loss, or breakage during your stay and must report incidents immediately.

  • Additional cleaning fees may apply for excessive mess or misuse.

  • If maintenance callouts are caused by user error, a service charge may apply.

  • Lost property will be kept for 14 days after departure.

    • If found, we will notify you.

    • Items not claimed after 14 days will be donated or disposed of.

    • We are not liable for lost or unreturned items, and postage costs are at the guest’s expense.

9. Cancellations

  • If you cancel more than 30 days before arrival, you will be entitled to a full refund.

  • If you cancel within 30 days of arrival, half the balance remains payable.

  • We will attempt to re-let the property for your dates. If successful, you’ll receive a refund minus a £50 admin fee.

  • We strongly recommend taking out travel insurance to cover illness, delays, or unforeseen circumstances.

  • If government restrictions prevent your stay (e.g. lockdowns), you’ll be eligible for a date change or full refund.

10. Liability

  • Abode Retreats and the Owner accept no liability for:

    • Loss, damage, or inconvenience suffered during your stay.

    • Delays, breakdowns, or disruptions beyond our control (e.g. weather, power cuts, construction noise).

  • You are responsible for your own safety and belongings at all times.

  • Your statutory rights remain unaffected.

11. Access to the Property

  • The Owner or their representative may enter the property at reasonable times to inspect, maintain, or carry out urgent repairs with consent.

  • We will always give advance notice unless there is an emergency.

12. Complaints

  • If an issue arises, please report it immediately so we can resolve it during your stay.

  • Complaints made after departure cannot be investigated or compensated.

  • Reasonable tolerance of local conditions (such as wildlife, countryside noise, or farm odours) is expected.

  • Neither Abode Retreats nor the Owner are liable for temporary issues such as:

    • Neighbouring works, pest intrusions, or appliance breakdowns.

    • These will be addressed as soon as reasonably possible.

  • Under no circumstances will liability exceed the total booking cost.

13. Property Descriptions

  • All property descriptions, maps, and photographs are provided in good faith and for guidance only.

  • We cannot accept responsibility for changes, omissions, or misinterpretations that are beyond our control.

14. Governing Law

  • These Terms & Conditions are governed by the laws of England and Wales.

  • Any disputes will be subject to the exclusive jurisdiction of the English courts.
