We use the word luxury carefully. Luxury isn't a chandelier and a bottle of fizz — it's a kitchen knife that actually cuts, a bed you sleep in better than your own, and a check-in that asks how you take your coffee. Every cottage on this page has earned it.

Our luxury collection is the top 20% of our portfolio — homes that have been professionally styled, kitted to a hospitality standard and held to a higher bar on linen, kitchen, garden and bathroom. Most have one or more of: hot tub, woodburner, sea view, walled garden, professionally finished kitchen, Egyptian cotton bedding.

Every booking is handled by our team in person — not a platform chat thread. We know the cottage, we know the owner, and we know the area within twenty minutes' walk in every direction.

What 'luxury' means in our collection

Linen: hospitality-grade white cotton, ironed, changed every stay. Towels weigh what they should weigh.

Kitchens: full-size ovens, induction hobs, sharp knives, proper coffee setup (bean-to-cup or pour-over), wine glasses you'd be happy to drink Burgundy from.

Bathrooms: walk-in rain showers, freestanding baths in most, proper toiletries (no sachets), heated towel rails.

Outside: walled garden, terrace, fire pit, garden furniture worth sitting on. Many have hot tubs.

Welcome: we ring you ahead of arrival, set the heating, light the fire if asked, and leave a bottle of something local in the fridge.

What makes a luxury cottage different from a regular holiday let?

Hospitality-grade linen, a kitchen you'd actually want to cook in, walk-in showers, professional styling, and a team that handles concierge requests. The standards are closer to a small boutique hotel than a typical holiday let.

Are all luxury cottages on the coast?

No — about half are coastal (Southwold, Aldeburgh, Walberswick, Thorpeness) and half are countryside (Framlingham, Bedfield, the Suffolk-Norfolk border). The countryside ones are more likely to have hot tubs and bigger gardens.

Do you offer chef service?

Yes. We work with a small group of trusted local chefs who'll come and cook in the cottage — single dinners or whole-stay packages. Book at least two weeks ahead.

Are dogs welcome in the luxury cottages?

Most yes, some no. Filter by dog-friendly when you browse — or just ask us.

What's the average nightly rate?

Luxury cottages range from around £200/night for small coastal boltholes to £900+/night for the large country houses with hot tubs. Booking direct saves the 12–18% you'd otherwise pay in platform fees.

Can I view a cottage before booking?

Yes — we can usually arrange a viewing midweek between guest stays. Just ask.
