These terms govern your use of the website aboderetreats.co.uk and the services provided by Abode Retreats ("we", "us", "our"). By using the site or engaging our services, you agree to these terms.

1. About us

Abode Retreats is a serviced accommodation and holiday let management company based in Bedfield, Suffolk, United Kingdom. You can reach us via our contact form or by phone on 01473 845182.

2. Use of this website

You agree to use the site lawfully and not to misuse it (including attempting unauthorised access, scraping at scale, introducing malicious code, or impersonating another person). We may suspend or restrict access at our discretion.

3. Bookings and stays (guests)

  • Bookings are made through our booking platform at book.aboderetreats.co.uk or via partner platforms (Airbnb, Booking.com, VRBO).
  • Each booking is subject to the property-specific house rules, check-in / check-out times, maximum occupancy and cancellation policy displayed at the time of booking.
  • Guests are responsible for any damage caused during their stay beyond fair wear and tear, and for the conduct of all members of their party.
  • We reserve the right to refuse or cancel a booking where we reasonably believe the property is being misrepresented (for example, parties, sub-letting or commercial use).
  • Refunds and changes are governed by the cancellation policy of the booking channel used.

4. Property management services (landlords)

  • The full scope of our management services, commission, term and notice provisions are set out in your individual Property Management Agreement.
  • We agree to manage your property with reasonable skill and care, in line with industry standards for serviced accommodation in the UK.
  • You confirm that you have the legal right to let the property, and that any required mortgage, leasehold, planning, insurance and HMRC consents are in place.
  • You are responsible for maintaining valid buildings insurance, contents insurance and specialist short-term let insurance (including public liability cover).
  • Income from bookings is paid to you monthly net of commission, platform fees and any agreed expenses, supported by a clear statement.

5. Contractor and long-stay accommodation

Long-stay and contractor bookings may be subject to additional terms (deposit, weekly invoicing, VAT receipts, conduct rules and notice periods) which will be provided at the point of booking.

6. Pricing

All prices are quoted in GBP and may include applicable taxes and platform fees as displayed at the point of booking. Prices and availability are subject to change until a booking is confirmed.

7. Intellectual property

All content on the site (text, photography, brand assets, layout) is owned by or licensed to Abode Retreats and is protected by UK and international copyright. You may view and share content for personal, non-commercial use; any other use requires our written permission.

8. Third-party links

The site links to third-party websites (booking platforms, Google Maps, social media). We are not responsible for the content, terms or practices of those sites.

9. Liability

To the fullest extent permitted by law, Abode Retreats excludes liability for indirect or consequential loss arising from use of the site. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law. Our total liability in respect of any claim arising under these terms is limited to the fees actually paid by you to us in the 12 months preceding the claim.

11. Changes to these terms

We may update these terms from time to time. The "last updated" date at the top of this page will reflect the most recent change. Continued use of the site or services constitutes acceptance.

12. Governing law

These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
