Large group holiday homes

Large holiday homes in Suffolk for groups

Homes that sleep eight or more, for family get-togethers, milestone birthdays, friends' weekends and small retreats.

Finding a single home that fits everyone is often the hardest part of planning a group break. Booking several small cottages splits the party up, and hotels rarely give you a shared kitchen or a table big enough for everyone to eat together. A large holiday home solves both problems, giving you shared space for meals and evenings while still offering enough bedrooms for people to have some privacy.

Every home on this page sleeps at least eight guests according to its listing, and they are sorted by how many people they sleep. Our managed homes are shown first, followed by homes we advertise on behalf of their owners, which are booked by enquiry.

Suffolk works well for groups because there is plenty to do within a short drive: beaches and coastal towns, nature reserves, country pubs, and market towns such as Framlingham and Southwold. Most groups find that a mix of days out and long, slow evenings at the house is exactly what they wanted.

Celebrations and family gatherings

Large homes are popular for milestone birthdays, anniversaries and family reunions, when grandparents, parents and children all want to be under one roof. Look for a home with a big kitchen and dining area if shared meals matter most, and check the bedroom layout if you have young children or guests who prefer a ground floor room. Each property page lists the bedrooms, beds and bathrooms so you can plan who sleeps where.

Please respect the house rules for each home, which are shown on the property page. Our homes are family and neighbour friendly, so they are not suitable for loud parties, and the maximum number of guests listed for each home must not be exceeded.

Retreats, workshops and away days

Some of our larger homes are well suited to small retreats, such as yoga weekends, wellbeing breaks or a quiet team away day. Potash Barns Retreat, near Framlingham, has a dedicated studio space alongside its accommodation, which makes it a natural choice for retreat organisers. If you are planning a retreat and want to understand how a venue would work for your group, our retreat venues page has more detail and is the best place to start.

Countryside or coast?

Several of our large homes are in the countryside, where barns and farmhouses offer generous space and gardens. These are ideal if you want peace and quiet, room for children to play and a base for exploring by car. If being close to the sea matters most, our Southwold cottage sleeps eight and puts the town, pier and beach within easy reach on foot. Large coastal homes are in high demand in summer, so it is worth booking well ahead for school holiday dates.

Tips for booking a group stay

Agree your dates and numbers early, as larger homes are fewer in number and tend to book up first. Check the minimum stay for your dates on the booking page, as this can vary through the year. If you are bringing a dog, confirm that the home allows pets before you book. Think about parking too: groups often arrive in several cars, and the property page explains the parking available at each home.

If you would like help choosing between homes, call our team on 01473 845182. We know each property and can talk you through bedroom layouts, outdoor space and what is nearby.
