You probably do not need one if
You live within a few minutes of the property, you enjoy meeting guests, you are comfortable answering messages quickly at odd hours, you already have a reliable cleaner, and you are happy to review pricing regularly. In that situation self-managing keeps the commission in your pocket and the quality high.
You probably do need one if
You live an hour or more away, you travel or work in a job where you cannot answer the phone, you own more than one let, the property sits empty in shoulder season, your reviews mention cleanliness or communication, or the whole thing has started to feel like a second job you did not apply for.
The same applies if you are buying purely as an investment and never intend to visit.
The maths that decides it
Take your current or projected annual booking revenue. Subtract the management commission. Then add the realistic uplift a competent manager produces through better pricing, better photography, multi-channel distribution and higher review scores, which for underperforming properties is frequently significant.
If the result is higher than your current net, management pays for itself and buys back your time on top. If it is not, we will tell you to stay as you are.
The thing owners undervalue
Nobody quantifies the cost of being permanently on call. The Saturday evening lockout, the Christmas week boiler, the cancellation you have to rehome. It does not show up in a spreadsheet and it is the reason most owners eventually hand over.

Is a holiday let management company worth it?
It is worth it when the uplift in revenue plus the time you get back exceeds the commission. For remote owners and underperforming listings that is usually straightforward. For hands-on local owners with a strong listing, often not.
Can I try it for a season?
Yes. We have no lock-in contract, so a season is a perfectly reasonable way to judge us on results.
Will handing over hurt my reviews?
Done properly it lifts them, because response times and changeover consistency improve. We keep your existing listing and review history rather than restarting.
Do management companies report income to HMRC?
You remain responsible for declaring your letting income. We provide clear monthly and annual statements so your accountant has what they need.
