What could your holiday home earn?
Tell us about the property and we'll come back with an honest projection.
Second-home owners have a different problem to investors. The house needs to be warm, dry, secure and ready when you arrive at nine on a Friday night, and it needs to earn enough in between to justify itself. Those two goals pull in opposite directions unless somebody local is genuinely looking after it.
Holiday home management is not the same as holiday let management
A pure letting operation optimises for occupancy. That is the right answer for an investment property and the wrong answer for a family house you use six weeks a year. We start from your calendar, not ours.
In practice that means agreeing owner weeks up front, protecting school holidays if you want them, and being honest about what those weeks cost you in foregone income so you can decide with the real number in front of you.
Looking after the house between stays
Empty coastal properties in Suffolk have a predictable list of problems: damp in the shoulder months, salt on ironmongery, gutters after autumn, frozen condensate pipes in January and the occasional roof tile after an easterly. We do scheduled property checks rather than waiting for a guest to report something.
We also keep a running record of the house, appliance ages, service dates, paint codes, which key opens which outbuilding, so handovers and repairs do not depend on anyone's memory.
Letting it without it stopping being yours
Most second-home owners worry about the same three things: wear, strangers and the house feeling like a rental. We manage wear by vetting bookings and setting the right guest profile, we handle everything guest-facing so you are never the point of contact, and we keep a locked owner store so your personal things are not in the let.
Styling is deliberate too. A house that reads as a well-kept home rather than a stripped-out rental earns better and attracts calmer guests.
What it costs
One transparent commission on booking revenue, no setup fee, no photography fee, no lock-in. Property care between lets is part of the service, not a bolt-on retainer.
If your owner-use pattern means letting will never really pay, we will tell you that at appraisal rather than after you have signed something.

Questions owners ask us
Can I keep using my holiday home?
Yes, and most of our second-home owners do. You block the weeks you want before the calendar opens and we let around them.
Do you look after the property when it is not let?
Yes. Scheduled checks, heating and damp management, garden and exterior upkeep, and a local trades network for anything that needs doing.
Will letting damage the house?
Wear is real and we manage it: guest vetting, sensible minimum stays, hospitality linen rather than domestic, and an inspection at every changeover so small damage is caught and charged at the time.
Can I store personal belongings there?
Yes, in a locked owner store or a lockable room. We will help you work out what should stay and what is better removed.
Which areas do you cover?
Suffolk and the wider East Anglia, with the strongest coverage along the Heritage Coast and the surrounding market towns.
